LOCATION: Palermo Palm Springs is on North Indian Canyon Drive, near San Rafael Road, in Palm Springs, California, 92262.

SIZE: Currently, 117 residences are part of the association, not including six model units completed. Total build-out is 211 condos.

MAKE UP: Two bedroom and one bedroom residences, with garages or carports. Seven floor plans.

GOVERNANCE: Palermo Community Association board of directors. Five elected members.

HOA MONTHLY DUES: $298 in 2015, ($294 in 2014, $294 in 2013, $294 in 2012, $268 in 2011 and $241 in 2010).

COMMUNITY MANAGER: Euclid Property Management.

AMENITIES: Two swimming pools, two spas, clubhouse with full kitchen, and fitness center. Gated.

AMENITIES NOT YET BUILT: Dog park, tennis courts, third swimming pool and spa, and commercial retail space.

PRIVATE YARDS: All residences have private yards, some with private pools or spas.

Repainting of Palermo completed

As part of a landscaping upgrade, the Palermo HOA in planted 28 palm trees at the two community pools, 400 new plants elsewhere and others trees on the Quiet Side and Sandy Point Trail. Also, make-over of Enterprise Way was completed in February 2015.

Palermo’s two-story townhouses have private back yards of differing shapes and dimensions. Click on drawing below to see the back yards.

Palermo’s streets recoated

The HOA added 65 more palm trees along Palermo’s streets in 2014 and 2015.

Palermo’s roads were upgraded in late January with cracks filled in and two new coats of slurry applied. The HOA also striped parking spots on Quiet Side Street, which the original developer never had finished doing. One-way directional arrows were added to Penny Lane as well.

What’s new: HOA upgrades lighting in the community with new fixtures/LED bulbs.
